Arrival and departure

Check-in begins at 3:00 p.m. We will send arrival instructions before your stay so you have everything you need to settle in. Sean and Charlie live on site and are available by phone if you need help.

Checkout is by 11:00 a.m. so we have time to prepare the room for the next guest.

Sometimes. If your room is ready, we are glad to provide early access. During busy periods, that may not be possible. Contact us on the day of arrival for the most accurate answer.

Luggage storage can often be arranged before check-in or after checkout. Please contact us in advance so we can confirm the timing.

We do not operate a continuously staffed front desk. The James Place Inn is a small, owner-operated inn, and Sean and Charlie live on site and are available by phone when you need assistance.
Breakfast

Yes. Breakfast is included for registered overnight guests throughout 2026, with seatings at 8:00 and 9:00 a.m.

The menu changes, but a typical breakfast includes fruit, yogurt and granola; something baked; coffee, tea, and juice; and a rotating hot dish such as eggs, pancakes, waffles, or French toast. We use local and regional ingredients whenever possible.

Please tell us about dietary needs before arrival. With advance notice, we will do our best to accommodate your request. Please note that our kitchen is not allergen-free.
Rooms and occupancy

Yes. Every guest room has its own private bathroom. Bathroom features vary and are described on each room page.

The Blue Room has one queen and one twin bed and sleeps up to three guests. The Yellow Room has a queen bed and twin sleeper sofa and may accommodate a third guest by advance arrangement. The other rooms are designed for two.

Yes. Every guest room has air conditioning, individual temperature control, and Wi-Fi.

Yes. Guest rooms have flat-screen televisions. Some streaming services may require you to sign in with your own account.

Green and Yellow have two-person jetted tubs, and Rose has a claw-foot jetted tub. Wisteria has a walk-in hydrotherapy shower. Pine has a shower, private deck, and fireplace.

Taupe has a compact kitchenette with a sink, microwave, and mini refrigerator.
Parking, EV charging, and transportation

Yes. On-site parking for one vehicle per guest room is included. Please contact us before arrival if your vehicle is oversized or you are towing anything; our driveway cannot accommodate every configuration.

Yes. Complimentary EV charging is available to registered overnight guests. Charger access is shared and subject to availability, so access at a particular time cannot be guaranteed.

Yes. The Amtrak Downeaster station is roughly a five-minute walk from the inn, and L.L.Bean, shops, and several restaurants are walkable. The METRO BREEZ serves Freeport Monday through Saturday, with service toward Portland and Brunswick. Many parks, the harbor, breweries, and day trips still require a ride, and all transportation schedules should be checked before travel.

No. The James Place Inn is a historic building without wheelchair-accessible guest rooms or an elevator. Six steps are required to reach the four first-floor guest rooms; three additional rooms are on the second floor. Please call before booking to discuss stairs, bathroom layouts, parking, or another access need.
Policies

For most stays, no. A valid credit card is required to hold your reservation, but payment is not collected until checkout.
Longer stays of five nights or more require a 50% deposit 14 days before arrival. If the reservation is made within 14 days of arrival, the deposit is collected when you book.
Full-inn stays and other special bookings have separate terms, which we will share before you confirm.
Reservations made through a third party remain subject to that provider’s policies.

A standard reservation for four nights or fewer may be canceled or changed without charge until 3:00 p.m. Eastern Time three days before arrival. After that deadline, you are responsible for the full reserved stay.
Longer stays may be canceled or changed without charge until 3:00 p.m. Eastern Time 14 days before arrival. Between 14 days and three days before arrival, 50% of the reservation is nonrefundable. Beginning three days before arrival, the full reservation is nonrefundable.
Reservations made through a third party remain subject to that provider’s policies.

No. We do not accept pets. Service animals are welcome as required by law. Traveling with a dog? Our friends at the nearby Candlebay Inn welcome dogs.

Yes. Children are welcome, subject to each room's occupancy limit. Blue and Yellow are the most practical choices for three guests; please contact us before booking if you would like help choosing a room.

Smoking, vaping, and burning incense and candles are not permitted in guest rooms or shared indoor spaces. If you smoke or vape, please use the designated area near the Holbrook Street end of the driveway, away from the building, and dispose of all materials safely. Additional cleaning or damage charges may apply when this policy is violated.

Fresh towels, supplies, and a light room refresh are available on request. Contact us and we will arrange a convenient time.

Quiet hours are 10:00 p.m. to 8:00 a.m. At all times, please keep voices, televisions, vehicles, and outdoor activity at a considerate level. The James Place Inn is an old house in a residential neighborhood, so being neighborly matters.

Accidents happen. Please tell us promptly so we can address the issue. Guests are responsible for damage, missing items, smoking remediation, or extraordinary cleaning beyond normal use. The card on file may be charged for the reasonable cost of cleaning, repair, or replacement.

Terms and Conditions
Reservation guarantee and payment. A valid credit card is required to guarantee every reservation. A standard reservation of four nights or fewer and does not require a deposit. Reservations of five nights or more require a deposit equal to 50% of the reservation total. The deposit is charged 14 days before arrival or, when a reservation is made within 14 days of arrival, at the time of booking. Any remaining balance is collected at checkout.
Standard cancellations. A standard reservation may be canceled or changed without charge until 3:00 p.m. Eastern Time three days before the scheduled arrival date. After that deadline, the guest is responsible for the full amount of the reservation.
Longer stay cancellations. A reservation of five nights or more may be canceled or changed without charge until 3:00 p.m. Eastern Time 14 days before arrival. After that deadline, the 50% deposit is nonrefundable. Beginning at 3:00 p.m. Eastern Time three days before arrival, the full reservation is nonrefundable.
Changes, early departures, and no-shows. Changes that reduce the number of rooms or nights, changes to the reserved dates, early departures, and no-shows are treated as cancellations of the affected portion of the reservation.
Third-party reservations. Reservations made through a third party remain subject to that provider’s policies.
Arrival and departure. Check-in begins at 3:00 p.m.; checkout is by 11:00 a.m. Early room access and luggage storage may be available by advance arrangement but are not guaranteed. Arrival instructions will be sent before the stay.
Occupancy. Only registered guests may stay overnight, and occupancy may not exceed the limit shown for the reserved room without advance written approval. Children are welcome, subject to room capacity.
Parking and EV charging. Parking for one vehicle per guest room is included. Oversized vehicles, trailers, equipment, or additional vehicles require advance approval and may not be accommodated. Complimentary EV charging is available to registered overnight guests, is shared, and is subject to availability.
Pets and service animals. Pets are not permitted. Service animals are welcome as required by law. Guests are responsible for service animal damage on the same basis as any other guest-caused damage.
Smoking and vaping. Smoking, vaping, and burning incense or candles are not permitted in guest rooms or shared spaces. If you smoke or vape, use only the designated area near the Holbrook Street end of the driveway, away from the building. Cleaning, remediation, or repair charges may apply.
